Free Village Fees until 2028 - Terms & Conditions

These terms apply to the “No Village Fees until 2028” promotion (the Promotion). Entry into the Promotion is deemed acceptance of these terms.

  1. The promoter is Metlifecare Limited of Level 4, 110 Carlton Gore Road, Newmarket, Auckland (Metlifecare).
  2. The Promotion applies to new residents applying for an Occupation Right Agreement (ORA) for independent living units (including villas, apartments and units, but excluding serviced apartments) (Participating Units) at the following Metlifecare villages: 7 Saint Vincent, Bay Sands Village, Bayswater Village, Dannemora Gardens, Edgewater Village, Fairway Gardens, Forest Lake Gardens, Greenwich Gardens, Greenwood Park, Gulf Rise, Hibiscus Coast Village, Highlands Village, Hillsborough Heights, Longford Park Village, Metlifecare St Andrew’s, North Ridge Village, Orion Point, Otau Ridge, Palmerston North Village, Papamoa Beach Village, Parkside Village, Pinesong, Pohutukawa Landing, The Avenues, The Orchards, The Poynton, The Tides, Waitakere Gardens and Whangarei Park Village (each a Participating Village).
  3. To qualify, applications for a Participating Unit must be submitted between 5 February 2026 and 31 April 2026, and the Commencement Date under the ORA must occur on or before 30 June 2026 (Promotional Period).
  4. The Promotion is valid only during the Promotional Period and applies exclusively to Participating Units. For the avoidance of doubt, this Promotion does not apply to a care suite within the Participating Village.
  5. If eligible, Metlifecare will apply a monthly credit equal to 100% of the Village Fee, being the amount specified in your Application as the ‘Village Fee’ from the Commencement Date of the ORA until 1 January 2028. For the avoidance of doubt, the Village Fee will be payable by you from 1 January 2028 onwards in accordance with the terms of the ORA.
  6. The discounted Village Fee will be subject to annual CPI adjustments in accordance with the terms of the ORA.
  7. This promotion does not apply to:
    1. any additional service fees, 
    2. fees for any optional or additional services you request;
    3. anyone who has signed an Application for any Metlifecare village (whether or not a Participating Village) prior 5 April 2026.
    4. existing residents transferring from any Metlifecare unit to a Participating Unit.
  8. As the Promotion requires entry into and settlement of an ORA, applicants must meet our usual residency criteria, (including satisfaction of any medical conditions) and payment of the Capital Sum must be completed in full within the specified timeframe.
  9. Metlifecare reserves the right to amend these terms and conditions and/or extend, suspend or terminate the Promotion at any time and without giving reasons.
