Tropical playground, close to the beach
Bayswater is a resort-like village located close to Mt Maunganui beach, handy to local shops and cafés. Spread out on 21 acres of stunning grounds and framed with palm trees, the village has been called ‘a tropical playground’, a place where you will never be short of a friend or something fun to do. Views of the Mount, the Kaimais and the sea from many of our Palms apartments add to the holiday vibe. Bayswater is also right in the heart of the vibrant resort town. Wine and dine, enjoy local boutiques or hit the Bayfair Shopping Centre.

‘Life’s a beach’ as they say, and for Bayswater residents that’s certainly the case. This award-winning village was voted Metlifecare’s Village of the Year in 2019. Come and check out the friendly atmosphere and perfect location.Book a tour
Bayswater is the closest retirement village to The Mount, just one street back from the golden sands of New Zealand’s best beach. That’s according to Trip Advisor who crowned Mount Maunganui the country’s top beach for 2020 – for the seventh year running!
But New Zealand’s most popular stretch of sand isn’t the only thing winning awards. In 2019 Bayswater was voted Metlifecare’s Village of the Year, and the year before our café head chef and manager was named Metlifecare Café Manager of the Year.
Pay us a visit and it’s easy to see why this locale draws so many accolades. Spread out over 21 acres of palm-fringed grounds, Bayswater offers unrivalled relaxed coastal living. Here, you can take your pick from spacious villas, luxury independent apartments and serviced apartments. You’ll enjoy the peace of mind gated community living brings, plus access to all the amenities and facilities of a first-class resort. Plus, plenty of unique added extras, including a permanent stage where our talented residents host their own performances and fashion shows.
Location-wise Bayswater is unbeatable – we’re just a stone’s throw from Bayview Shopping Centre and the Mount’s most popular lifestyle activities. And should there come a time when you need a greater level of care, Bayswater residents have priority access to Somervale village’s brand new purpose built care home. We’ve got you and your future covered.
If you’re seeking a retirement mecca with a coastal resort vibe, you may have just struck gold in this welcoming gated community.

Facilities & Amenities
With so much on offer in such an idyllic spot, there is never a shortage of things to do. Swimmers can take their pick from a dip in the indoor swimming pool and spa, or enjoy the natural environment at the beach. We have indoor and outdoor bowls, a paved barbeque area and a community centre which houses a purpose-built theatre stage. Our hobbies room is perfect for painting and craftwork, plus handy people will love the workshop.
The village bus makes regular shopping and organised tours. If you don’t feel like cooking, relax in our restaurant. Or just potter at your own pace in your home or in the garden if that’s more your cup of tea. Everyone is welcome to join in as much or as little as they like.

There are no open day events planned at the moment, but don’t let that stop you paying us a visit! Drop in and say hello or contact us to arrange a village tour at a time which suits you.
Bayswater has two types of superior accommodation that allow for completely independent living, with care and support available should you ever need it. If you have many guests wanting to stay, two of them can book our fully equipped, very reasonably priced guest suite.
We have 160 villas, most with north–facing living areas and generous single garages that can also accommodate an office area if desired. You can choose from 1, 2 and 3 bedroom villas. Many have their own garden that residents like to tend to themselves, although we can take that over if you wish.
It’s a short distance to visit neighbours or use our recreational facilities. You live with complete independence and remain responsible for your own household tasks and meals, while we take care of all the outdoor maintenance.
We have 53 Palms apartments that either look out to sea or to the Kaimai Ranges. They all come in 2-bedroom layouts, as well as a large ‘penthouse’ apartment on the top floor. All have garaging and are within an easy walking distance to village facilities and gardens.
If you require assisted living options we also have a choice of high quality serviced apartments . These are designed for people who value their independence but enjoy having easy access to additional care and support services.
Even for the most able retiree, there comes a time when help is needed with the basics of day-to-day living. Family members often step in to provide support, however there is always a limit to how much time can be committed and the level of care they can provide. This is where Serviced Apartment living at can provide the ideal answer.
We can provide a whole host of services, 24-hour support and a quality of life that you or your loved ones truly deserve. While you may be at a stage where you need a higher level of care, you can keep the spirit of independence, while your family can rest assured that you are always in safe hands and in good company. What residents are saying
Shirley says… Good Afternoon and thank you for all the kindnesses and the thoughtful acts that so many of you at Metlifecare have provided for us. It has been very heart warming and indeed helped so much in an otherwise unusual few weeks. Thanking you all and our own Village establishment especially.
Wendy Fraser says… I would like to take this opportunity to thank Metlifecare and the staff here at Bayswater for going the extra mile… Everyone has bent over backwards to enable us during this unusually challenging time to adapt, meeting most of our needs in so many different ways. I can’t thank you all enough…
Erin Blackburn says…My very dear and much loved Mum lost her husband and our step Dad of 47 years, She also lost her youngest sister to cancer very close to this time. It was a wretched month. Mum decided it was time to change her living situation by selling her home and moving into a retirement facility closer to our family. …
